New Homes Sales Agent

4Recruitment Services are seeking a New Homes Sales Agent.

The post holder will be required to work 2 days in Cheshire to sell New build homes and 3 days in Manchester to sell Shared ownership homes.

Working hours are from 10am – 6pm, Monday to Thursday.
The client will be paying commission (payment on exchange and payment on completion).

DUTIES AND RESPONSIBILITIES INCLUDE:

To be responsible for frontline sales performance for Shared Ownership and any other sales related products offered by the client
Deliver sales performance to individual targets to ensure reservations achieved from plan and stock
Close liaison with the Customer Service Team, Marketing team, Sales Progression team, After Sales team, independent mortgage advisors, solicitors, Service Charge team and Housing Management on all sales related matters.
Close and efficient management of sales leads ensuing high levels of customer satisfaction.
Excellent conversion rates from sales lead to reservation
The ability to keep sales to tight timeframes for processing
To be expert in the sites and locations to inform and promote our developments, locations and wider communities
To be expert in our specification and product to inform and sell to customers with the ability to understand plans and property technical information and be able to sell accurately from plan
To ensure all sales pack and legal requirements are in place prior to launch
The ability to explain to customers – service charges, estate charges, ground rents, stamp duty and the responsibilities and obligations associated with different products
The ability to be able to explain freehold and leasehold terms and conditions and talk through the conveyancing process and guide buyers through the customer journey
An ability to assess applicants and qualify their eligibility on different terms depending on the sales product

ESSENTIAL REQUIREMENTS INCLUDE:

Experience of selling New Homes or Shared Ownership properties.
A good knowledge of Shared Ownership, Help to Buy and Private Sale
Personal drive and motivation to meet and exceed sales targets
Experience of working with solicitors, mortgage brokers, surveyors and agents.
Experience of working with both internal and external parties in relation to sale-related matters
The ability to travel the region as required and work flexibly in different locations, including working Sundays and evenings
Competent in using sales related systems and Microsoft Excel
Excellent communication skills, excellent customer service and negotiation skills
Basic DBS check
